THE SEOPW CRA IS POISED TO BUY TWO EMPTY LOTS IN OVERTOWN VALUED AT $105,741.00 FOR “AN AMOUNT NOT TO EXCEED $540,000.00”

The biggest hustles and scams are often perpetrated right in front of your eyes, because most folks can’t believe that something done right in front of your eyes would be as shifty and questionable a deal as it seems the SEOPW CRA is planning to pull tonight.


Here is the item on the SEOPW CRA agenda.

Below are the screen grabs from the Miami-Dade County Property Appraiser’s website for the properties at 224 NW 16th Street and 1900 NW 2nd Court.


First, a clarification: there is no property listed as being at 224 NW 16th Street. There is a property listed at 244 NW 16th Street, and the reason that I believe that this is the actual property is because it is a vacant lot, like the one at 1900 NW 2nd Court, and more importantly, because both of these properties are owned by Overtown Condo LLC

At this point you might ask, who is Overtown Condo LLC, and why would the SEOPW CRA be willing to over pay for these vacant lots who are appraised at $78,750 and $26,991 respetively.


Actually, even more important is why would the SEOPW CRA want to buy these 2 particular lots?


Well, the property at 244 NW 16th Street sits on a block where 6 of the 14 properties are owned by the Lotus Endowment, which was formed to secure the financial stability and long-term viability of the Sundari Foundation, whose board is made up of a collection of local heavy hitters, that provides funding for the Lotus House Women’s Shelter .


The property at 1900 NW 2nd Court sits on a block of single family homes owned by multiple owners who don’t seem from a casual review of the property records to represent any larger vested interest like the Sundari Foundation.


So, at 244 NW 16th Street, the SEOPW CRA might be acting as a possible front for the Lotus House folks if they have aspirations to take over the entire block, and at 1900 NW 2nd Court, there is no rhyme or reason why the SEOPW CRA would want to buy this empty lot in a block made up of single family houses.


As to who Overtown LLC is, I’m glad you asked.


Overtown Condo LLC is a convoluted corporation that lists as it’s Registered Agent a corporation named Overtown Management Corporation, that is in turn owned by a guy named Salomon Yuken, and is owned by another corporation named NHDC Barcelona Inc.


The officers of that corporation include Philip N. Lee and Tracy Thomas from Rancho Cucamonga, California, and Abel P. Garcia, whose address is 76 NW 17th Court, Apt 9 in Miami.


The records also show that both properties were sold to Overtown Condo LLC in 2005, by two now defunct corporations that also had Salomon Yuken as their Registered Agent. Those companies were O T 12 Inc, and O T 15 Inc.


Of these folks, the only person whom I was able to acquire any information on was Salomon Yuken.


On June 3, 2007, the Miami Herald ran a series entitled, House Of Lies: Miami’s Crisis.  Here is part of that story that describes Mr. Yuken’s activities back then.

It appears that Mr. Yuken was a busy guy back in the day, and that he’s managed to keep his hand in the game as the Registered Agent for these and other properties.


Parenthetically, I cannot continue without pointing out that the Al Lorenzo cited in the Herald story is the same Al Lorenzo who was implicated in the 2012 Absentee Ballot scandals in Hialeah that led to Miami-Dade State Attorney Katherine Fernandez-Rundle recusing herself from that investigation, because Lorenzo has long been one of her campaign consultants. 


No matter where you turn in Miami-Dade County, there is a clique of maybe 75 - 100 people whose names continually pop up just about every time a politically motivated scandal is uncovered, and clearly Lorenzo is among those at the top of the list of the usual suspects.


As for the notion that the SEOPW CRA is prepared to pay “an amount not to exceed $540,000.00” for two vacant residential lots valued at a little over a hundred grand should be enough to prompt an investigation by some law enforcement agency, because when it comes to spending public money, Clarence Woods III, the Executive Director of the SEOPW CRA is once again promoting a deal that fails the smell test.
